QUORUM ESTABLISHMENT/CALL TO ORDER:

Lori Johnson (Manager-Massingham and Associates) and Ric Fong, Esq., both serving as Co-Elections Inspectors detailed the process and requirements of the election.

With a quorum requirement of 41 homes being represented (as required by the association's Bylaws) the Inspector announced that quorum was achieved by virtue of receipt of 49 valid ballots.

MSC the Board of Directors called the meeting to order at 7:30 pm

See attached November 20, 2008, Election Results Letter from Co-Elections Inspector ric Fong, Esq., which is incorporated herein as part of the Annual Membership Meeting Minutes as an accurate record of the elections proceedings.
